These Terms and Conditions govern all bookings made directly with The Estepona Collection, operated by Orsolya Horváth ("we", "us", "our"), for the short-term rental properties known as The Lovenook, The Penthouse, and The Townhouse, located in Estepona, Málaga, Spain. By completing a booking you agree to these terms in full.

1. Booking & Payment

A booking is confirmed upon receipt of a 40% deposit payment. The remaining balance is due 7 days before your arrival date. For bookings made within 7 days of arrival, the full amount is payable at the time of booking.

All payments are processed securely via Stripe. We accept major credit and debit cards. Prices are quoted in Euros and include all applicable taxes unless stated otherwise.

2. Cancellation Policy

We understand plans change. Our cancellation policy is as follows:

• More than 14 days before arrival — full refund of all payments made
• Between 48 hours and 14 days before arrival — 50% refund of the total booking value
• Less than 48 hours before arrival or on the day of arrival — no refund

Cancellations must be made in writing by emailing theesteponacollection@gmail.com. The cancellation date is the date we receive your written notice. Refunds are processed within 10 business days to the original payment method.

We strongly recommend that guests purchase travel insurance to cover unforeseen cancellations.

3. Check-in & Check-out

Check-in is from 4:00 PM on the day of arrival. Check-out is by 11:00 AM on the day of departure. Early check-in or late check-out may be available on request, subject to availability, and may incur an additional charge. Keys are handed over in person — we will confirm the meeting arrangements ahead of your arrival.

4. Number of Guests

The property may not be occupied by more guests than stated in the booking. Exceeding the maximum occupancy is grounds for immediate termination of the booking without refund. Children count towards the total guest number.

5. House Rules

All guests are expected to respect the property and neighbours. The following rules apply to all properties:

• No parties or events without prior written consent
• No smoking inside the property
• Noise must be kept to a reasonable level, particularly between 10:00 PM and 9:00 AM
• Pets are not permitted unless explicitly agreed in writing before booking
• The property must be left in a reasonable condition upon checkout

Full house rules are provided to guests prior to arrival and displayed in the property.

6. Damage & Security

Guests are responsible for any damage caused to the property or its contents during their stay beyond normal wear and tear. We reserve the right to charge the guest's payment method for the cost of repairs or replacement. We ask that any damage or breakages are reported to us promptly.

7. Our Liability

We take care to ensure our properties are safe, clean, and accurately described. However, we cannot be held liable for events beyond our reasonable control, including but not limited to utility outages, weather events, or issues with neighbouring properties. Our liability is limited to the value of your booking in all cases.

8. Tourist Registration

Spanish law requires us to register the details of all guests with the local authorities. All adult guests will be asked to provide their full name, date of birth, nationality, and passport or ID number prior to or upon arrival. This information is shared with the relevant authorities as required by law.

9. Right of Access

We or our authorised representatives reserve the right to access the property in the case of emergency or to carry out necessary maintenance, with reasonable notice given except in emergencies.

10. Governing Law

These Terms and Conditions are governed by Spanish law. Any disputes shall be subject to the jurisdiction of the courts of Málaga, Spain.
